How We Build Your Projection
Most "instant estimate" tools online are pulling AirDNA's market average, applying a flat factor, and showing you a number that has almost nothing to do with your specific home. We don't do that.
Here's what actually happens after you submit the form:
Step 1: We hand-build your comp set.
Within 48 hours, Ryan (our co-founder and revenue strategist) personally reviews your property against our internal database of Oregon vacation rentals. He selects 5–10 truly comparable homes — same bedroom count, similar amenity mix, same micro-market — and pulls their actual booking history.
We don't use a generic "homes within 5 miles" radius. We use real comps. A 3-bedroom oceanfront in Pacific City has nothing in common with a 3-bedroom inland Tillamook home, even though they're 4 miles apart.
Step 2: We layer in real-time market data.
We integrate data from AirDNA, PriceLabs, and our own third party research sites to read current demand, occupancy patterns, and pricing trends in your micro-market. Then we apply our decade of Oregon-specific seasonality knowledge — what works on the Coast in October isn't what works on Mt. Hood, and what works in Wine Country is different again.
Step 3: We give you ranges, not promises.
Real projections come with real ranges — low / expected / high. Anyone giving you a single number is either guessing or selling. We'll show you what the conservative case looks like, what the realistic case looks like, and what's possible if we hit the right combination of pricing strategy, listing optimization, and direct booking lift.
Step 4: We send the projection — and that's it.
We don't add you to a drip campaign. We don't have a sales team to hand you off to. If you want to talk, the projection comes with a direct calendar link to Ryan. If you don't, you've got useful data and we wish you well.
